This property is located in Fiddler Lake Resort (FLR), which is magnifiant wooded domaine of 86 log homes primarily used for short term rental. They are all individually owned & rented either by the FLR management company or by privately by the owners. This property is currently rented out by the owners but the future owner can join the resort rental pool. If an owner wishes to use the cottage only for personal purposes, he may be required to pay GST/QST on the sale price. An owner can buy in his own name or through a company. If purchased as an income property, the government allows owners to use the cottage for personal use (to occupy it themselves) for a certain percentage of the year. Each owner has access to reservations for their property. The average income distribution is set at approx. 65% in favour of the owner. That being said, one homeowner can get a 65% (or even more) distribution while another 48% (or less), if one decides to occupy his own home more often than another. It is also important to note that a shareholder may decide to no longer use the services of the Rental Group & do their own rentals (with 3 months notice).
